Homes for sale in Reflections Conway SC. This past week Reflections a new homes community in Conway had it's REALTOR Open House. The Community Reflections in Conway SC is about 20 minutes to Myrtle Beach and is located off highway 90 and Lees Landing in Conway.

Conway generally has a lower prices on homes for sale than Myrtle Beach. The prices of homes for sale in Reflections will be priced around $220,000. The homesites in Reflection will be on 1/3 acre or more and have lake views or wooded lot views. Reflection will be a natural gas community. Natural Gas Communities are becoming more available in Conway and is trying to replace the standard all electric homes. Conway does not offer natural gas in every community and if natural gas is import then you need to let your REALTOR know this.

Reflections will have about 125 homes built in this community and also have a clubhouse for residents. Some of the model homes available will be the Macon, Allex, Aria, Cella, Alston, Cali, Arden, Aisle, Elston, Galen and Robbie. All the homes to be built in Reflections are Express Homes but the Natural Gas is an added standard feature to the Express homes in this community.

Myrtle Beach Tattoo shops are located in a special commercial district of Myrtle Beach. This commercial section of town was designed to have all the tattoo artist in one area and that section is Seaboard st Myrtle Beach SC.

I enjoy talking with people about their tattoos and admire the art work created by the many artist that work in the industry. It does surprise me how many people have tattoos while on vacation. You can usually spot these people with a bright white gauze pad covering the new tattoo. You can also see these people on the beach staying out of the water and the sun. Apparently new tattoos should not go into the salt water since you could get an infection.

I do not have any tattoos and my knowledge of tattoos is limited but I see newly released information that would make me reconsider getting a tattoo. Over the years the tattoo industry has created "medical tattoos" that allow people to cover up scars or display a permanent medical bracelet for medical emergencies. These tattoos seem to be the past and the future looks different for tattoo ink.

New technology created allows for the tattoo ink to change colors when there are changes in the body. This new ink can tell an athlete when their body is dehydrated by having the color of the tattoo ink change from one color to another. Also this new technology can show a diabetic when there blood sugar is low. Dermal Abyss and researchers from MIT have tested a few inks to show the possibilities for tattoos.

The future is bright for incorporating technology and tattoo artist to become more main stream and reach a whole new group of people receiving tattoos. Maybe someday soon I will be at the Tattoo shops on seaboard street in Myrtle Beach SC.

Parkland Fundraising Event - Myrtle Beach 843 REALTOR

On Wednesday March 28, 2018 the Grande Dunes in Myrtle Beach will host a Public Fundraising event to help raise money for the students, teachers, and victims of the Parkland tragedy.

This can be a great time to raise funds for a good cause and also give some residents of Myrtle Beach a chance to visit the Grand Dunes and enjoy the Members Club at the Grande Dunes. The only time I ever enter the Grande Dunes is when showing Real Estate.

Yesterday was the March for our Lives event that received a lot of attention and was designed to help bring attention to gun issues in the US. The event received National attention and the movement had many participants. Hopefully the Parkland Fundraiser will also accomplish it's goals and raise some money for the victims of the Parkland tragedy.

Dinosaurs in Myrtle Beach SC, well the dinosaurs are leaving Brookgreen Gardens in May 13th.

Brookgreen Gardens is known for its Botanical Gardens. Brookgreen Gardens is located south of Myrtle Beach on 9,127-acre property preserves. The natural and cultivated landscape of this historic site is a year round attraction for historians, families and people with a green thumb. 

The dinosaurs exhibit is open until May 13th is an animatronic Dinosaurs exhibit features 17 lifelike dinosaur animatronics along an outdoor landscaped pathway. As guests pass by each animatronic, a sensor signals various parts—eyes, head, arms, tail—to move. Paleontologist Excavation Site—Along the trail, there will be a replica of a paleontologist campsite site that showcases how paleontologists uncover dinosaur specimens, and gives children the chance to uncover “fossils” on their own. Colorful Graphics—Signage introduces guests to each of the animatronics that represent the inhabitants from a time gone by, from the Late Jurassic Period when the Stegosaurus roamed North America 150 million years ago to the Late Cretaceous Period of 85-75 million years ago when the Pteranodon wandered the earth.

Brookgreen Gardens is another way visitors discover the Myrtle Beach area. These types of tourist attraction help supply new Real Estate Buyers to the area. Homes for sale in Myrtle Beach SC Inventory are down 4% and Condos for sale in Myrtle Beach SC are also down by 18% according to our local Myrtle Beach REALTORS Board. The numbers are for Real Estate Listings that are listed as ACTIVE in the Myrtle Beach MLS from the same Month from 2017.

Myrtle Beach Real Estate buyers will have less homes listed in the Myrtle Beach MLS to pick from when buying a home. Home Sellers in Myrtle Beach can command a higher price. 

The local Myrtle Beach Real Estate data does shows sellers are getting a higher price for the sold properties based on comparables listings from the same time last year.

Interest Rate Hike - Myrtle Beach Real Estate

As most people are probably aware the Federal Reserve has increased interest rates today. The interest rates raised from 1.5% to 1.75% and that is the highest level since 2008.

The interest rate change is the 1st major move under the new Chairman of the Board of Governor's of the Federal Reserves Jermone Powell. The new statements from the Federal Reserves implies the market to expect 2 or 3 more rate hikes in 2018. The Federal Reserves is expecting unemployment rates to drop this year between 3.8% to 3.6% and the GOP tax cuts to further boost the economy.

The Federal Reserve interest rate of 1.75% is the money the Federal Reserve lends to banks and not the interest rates that borrowers receive.

From what I have seen today the interest rate from lenders remained unchanged to the consumers on a 30 year Mortgage since larger banks already factored in the expected increase from the Federal Reserve. You can expect to see interest rates on the rise over the next few months to anticipate the other rate hikes the Federal Reserves says it will make this year.

Today's DOW stock market was down as much as 430 points on this and other news.

As Real Estate Agents we will all be watching the moves from the Federal Reserve this year and advise our buyers and sellers about the extra cost to purchase a home. While interest rates are overall extremely low home-buyers have been spoiled with interest rates ranging from 3.5 to 4.25 for a few years. Veterans of the real estate market can remember interest rates much higher over the years.

Myrtle Beach SC Home Inspection - 843 REALTOR

This morning I received an e-mail from a local Myrtle Beach Home Inspector and I would like to share part of that with you. As a Myrtle Beach REALTOR it is my job to encourage every home-buyer to have a home inspection on the house they are under contract to purchase. If a home buyer does not want to complete a home inspection I will get the buyer to sign a document acknowledging that they do have the right to complete the inspection but they decided not to have the inspection.

A home Inspection completed by a licensed South Carolina Home Inspector can give the new homeowner an insight into some issues the home might have and offer the homeowner a better understanding of what maintenance or repairs to expect in the future. The inspection report might offer the Real Estate Agent an opportunity to have the home seller make some of the repairs necessary for the home-buyer to get the home loan required to purchase the home.

A home inspection report does not allow a home buyer the right to demand all repairs in the inspection report be made or the deal is over. A home buyer can request these repairs be made but our South Carolina REALTOR's buyers agreement only require certain items be placed in "working order". The items required to be repaired would be items that are typically required for the home-buyer to get a loan from the lender. These items may include running water, no leaks in the roof, electricity and so on. Typically if the seller does not repair items required by the lender and the home buyer can't get a loan from the lender the transaction will probably not close.

All real estate transactions are different and all real estate sales are negotiated differently. It is important that you work closely with your Myrtle Beach Real Estate Agent and home inspector and let them advise you on your specific transaction. The above information is a general understanding on how some transaction work.

"Almost inevitably, the subject of home inspection will come up during the buying process. Some buyers may be inclined to overlook the importance of the home inspection; there is so much else going at that time that it may just seem like another task to check off the list. However, a professional home inspection is the perfect opportunity to gain insight into the condition of the home – an unbiased evaluation that can provide much-needed peace of mind at a stressful time. This information can prove extremely useful and help avoid unpleasant surprises.

 A professional home inspection includes a visual assessment of the home’s systems and structural components, including heating/cooling, plumbing, electrical, roof, foundation, walls, chimneys, doors, and windows. Appliance systems as well as heating/cooling and plumbing are tested to ensure proper operation. This evaluation is then included in the written inspection report, which includes detailed findings and identify any potential concerns. The report will also indicate any recommended repairs based on the inspection results. At that time, an agent may recommend that the seller complete needed repairs, or if not, that the cost of doing the repairs be reflected in the selling price.

Alternatively, a home inspection can be conducted after the sale, providing the buyer with valuable information they can use in planning for future repairs, upgrades, or addressing other issues.

To get the most out of a home inspection, the buyer should accompany the home inspector during the process. This allows the buyer to ask questions on site and get any needed clarification about potential issues that come up along the way. It’s a great way to get to know the home and locate key items such as key shutoff valves, the breaker panel and more. Attending the inspection will also give them a better understanding of any repair recommendations."

Spring is in Myrtle Beach SC. Yes, today is the 1st day of Spring but when I look around the Country it does not appear so. Myrtle Beach also felt like it had a colder than normal Winter and only recently did we have a few 70 degree days. Honestly by now we typically have flowers in bloom on the blueberry bushes but I only have buds. Other States around the Country might find it hard for me to complain about the start of Spring weather when they will be receiving snow this week.

I am often asked when is the busy Season for Myrtle Beach Real Estate. I have not found one time of the year busier than another. Myrtle Beach does offer Oceanfront Condos for sale that buyers will purchase and place on a rental programs during the busy tourist summer months but Myrtle Beach Real Estate offers much more for Real Estate Buyers.

Myrtle Beach has always been considered the Golf Capital of the US. Real Estate buyers in Myrtle Beach are also offered condos for sale on the golf Courses. Some of these Golf Course Condos can also be placed on a short term rental programs so homeowners can use the property when they vacation to the area and also generate some income when not using the condo. 

In the Months of December, January and February we typical have visitors from Canada and other colder regions of the world. The travelers can either enjoy the rentals the area has to offer or purchase a seasonal property to use during the off season and rent during the prime time tourist season.

Retirees will also come to our area and look to purchase a home and commit to moving into the area full time when the tourist leave the area and hotel price drop. This is usually during September, October and November.
