Do I need a Myrtle Beach Real Estate Agent when buying new construction homes in Myrtle Beach SC?

Let me try to explain what happens when you go to look at new construction homes for sale in Myrtle Beach SC. Typically when you go to see a model home in Myrtle Beach SC the person on site in the model home is a real estate agent that works for the builder. If you look around you should see a brochure called "Agency Disclosure Brochure" or you might see a sign that says the "agent on duty works for the builder". The Agency Disclosure Brochure explains the "new homes Sales Counselor"  or real estate agents relationship with the new homes builders in Myrtle Beach SC.  In part,The Agency Disclosure Brochure states "As a Customer, you should not expect the Company or its licensees to promote your best interest or to keep your bargaining information confidential". In other words the builders agent is working for the best interest of the builder. The New Construction real estate agents job is to get the best terms for their client, THE BUILDER.

The job of 843, REALTOR is to have a Myrtle Beach Real Estate Agent working for your best interest and to help you (Buyer Client) get the best terms. 843, REALTOR has a Myrtle Beach Real Estate Agent working with you throughout the entire process. We will have our Real Estate Agents with you from the contract of your new construction home in Myrtle Beach SC to the closing and everything in between. Your Myrtle Beach Real Estate agents can help you with your design option selection, preconstruction meeting, send pictures of construction progress,  help with your punch list, final walk–through and closing.

Do I save money if I do not use a Real Estate Agent?

When the Builder places their homes for sale in the Myrtle Beach SC MLS, the New Construction Builder will sign a contract to pay a set fee to any real estate agent licensed in the State. As an example a 6% fee will be paid when the property is sold. If the person buying that property does not have a real estate agent looking out for there best interest the builders agent could receive the full 6% commission. If the buyers uses our Myrtle Beach Real Estate Company's agents the builder is still required to pay the 6% commission, it is just split between both real estate agents (builders agent and your real estate agent). The difference here is that you (the buyer) has an agent working for you, negotiating the lowest price and best terms. You (the buyer) do not pay us any fees for our service when buying a new home. Not all Myrtle Beach Real Estate Companies are the same. Some Real Estate Companies may have fees attached but 843, REALTOR does not collect any fees from the buyer.

Can the builder pay the buyer a commission if they use no agent?.

*It is against the law for anyone to receive a real estate commission that is not licensed real estate professional in the State of SC.

What happens when I use 843, REALTOR to help me purchase a new home?
